The site supports a mix of warehousing, office, and future tenant improvements — designed for phased occupancy and flexible long-term tenant needs. KGC self-performed tilt-up panels, slab-on-grade, and site concrete, giving the owner a single point of accountability for the project's critical path.

The owner needed 124,000 sq ft of flexible industrial space in Pearland — ready for phased tenant occupancy within an aggressive schedule, across multiple buildings, with site logistics coordinated from day one.
Key constraints: Gulf Coast drainage requirements meant site grading and detention had to be resolved before vertical work could start. Future tenant layouts were still being finalized during shell construction. Truck access for multiple concurrent tenants needed to be planned before the first lease was signed.
Self-performed critical path.
KGC delivered the project under a single-contract model with the critical-path scopes — site concrete, slab-on-grade, and tilt-up panels — kept in-house under direct superintendent control.
Tilt-up panels were cast on-site and erected in phased sequence, letting interior work begin on completed bays while the outer shells were still closing in. Our prefab planning let us compress the envelope schedule and give the owner predictable delivery dates for tenant coordination.

Grading, Gulf Coast-compliant drainage and detention, truck courts, trailer yards, concrete paving, utility coordination.
Foundations
Slab-on-grade with high-bay racking-ready finish tolerances. F-number testing documented for future tenant requirements.
Tilt-Up Concrete
Self-performed panel casting and erection. Lift plan reviewed with crane operator and rigger pre-shift for every panel set.
Metal Building System
Steel structural system integrated with tilt-up envelopes. Dock levelers, overhead doors, and loading-side concrete aprons.
Shell & Roof
TPO roofing, exterior sealing, rough-in MEP to code. Ready-to-improve interior state for tenant fit-outs.
Tenant Coordination
Phased tenant improvement coordination with brokers, tenant architects, and future occupants — ahead of each lease signing.
